L3 Building Survey

For homebuyers who want precision, clarity & complete confidence

Our Level 3 Building Survey is the most comprehensive pre-purchase inspection and report we offer for HomeBuyers. This provides a detailed assessment of the building’s condition, construction, and any defects that may affect its performance or future maintenance. We provide clear, tailored guidance on repair options, risks, and priorities, ensuring you understand exactly what the findings mean before you proceed.

A High Standard of Survey for Homebuyers

This survey is suitable for all property types, from modern homes to older, listed, extended, or more complex buildings and is designed for buyers who want a thorough, detailed assessment of their prospective purchase. It offers the depth and diagnostic clarity needed to fully understand a property’s condition, helping you make an informed and confident decision before committing to the transaction.

Clear, Easy-to-Read Survey Reports

(Benchmarked to the RICS Level 3 standard)

We pride ourselves in maintaining a high standard of reporting. Our Building Survey Reports include detailed information on condition, construction, repair and maintenance requirements. Typically, the reports will also include around 100+ photographs for ease of reference.

Why opt for the Level 3 Building Survey?

In our experience, most clients historically chose Level 1 or Level 2 surveys because they appeared cheaper, not because they were the most appropriate for the property. In reality, homes of all ages and construction types can conceal defects that lighter-touch surveys may not identify or report on.

This often results in buyers needing multiple additional inspections, such as separate roofing surveys, damp investigations or structural assessments, which can quickly exceed the cost of commissioning one thorough survey from the outset.

Our Building Survey for HomeBuyers removes uncertainty by providing:

Focused on Clarity and Practical Advice

Frequently Asked Questions (FAQs)

What is a Building Survey?

A comprehensive survey aligned with the RICS Level 3 standard. It is far more detailed than a Level 2 survey and provides a full, detailed inspection for anyone purchasing a home.

Whats the difference between Level 2 & Level 3's?

A Level 2 survey offers a general overview suitable for simpler, newer homes, while a Level 3 provides a far more detailed inspection with diagnostic analysis and tailored repair guidance. It is the preferred choice for older, altered, or complex properties, or where buyers want the fullest understanding of a building’s condition.

Is this survey suitable for modern homes as well as older ones?

Yes. The Building Survey is suitable for all property types, including newly built homes. While newer properties may have fewer age-related issues, a detailed survey still provides a clear understanding of the construction, build quality, materials used and any early-stage concerns. It also helps identify items that may need attention under warranties or snagging provisions.

How is the cost worked out?

We price each survey based on the property’s size, age, complexity and location, rather than charging different prices for different “levels” of survey.

Is the report as detailed as a RICS Level 3 Building Survey?

Our Level 3 reports go far beyond the standard RICS Level 3 template, providing significantly more detail, clearer diagnostics, and tailored repair guidance specific to the property. Rather than relying on generic wording, we produce comprehensive, property-specific reports that offer deeper insight and practical direction, giving clients a far more informative and valuable assessment.

Will the survey include repair advice and costs?

We provide clear recommendations, context, and guidance on repair urgency. We do not provide cost guidance & always advise that quotations be obtained for any significant works.

Will you still recommend further investigations?

Only where genuinely necessary. For example, hidden structural elements, or safety-critical systems that require specialist testing. Our aim is to reduce unnecessary referrals. Please note, that as standard, we always advise for specialist electricity and gas safety testing.

How long does the survey take?

Most inspections last between 2–4 hours, depending on the property’s size and complexity.

How quickly will I receive my report?

Reports are typically delivered within 2–4 working days unless agreed otherwise.

Is this survey suitable for mortgage purposes?

This is a survey for buyers, not a valuation. Your lender will still carry out their own valuation, but our report is far more comprehensive and protects your interests
