HomeBuyers Survey Report (Level 2)
Our Level 2 HomeBuyers Report is designed for purchasers of relatively modern and conventional properties that appear to be in reasonable condition. This service is most suitable for homes constructed after approximately 1990, which are of traditional construction and have not undergone alterations or extensions.
For a fully comprehensive assessment, you should consider our L3 Building Survey Service.
What is a HomeBuyers Survey Report?
A Level 2 Home Survey provides a clear and concise overview of the condition of the property at the time of inspection. It highlights significant defects, areas requiring maintenance, and matters that may require further investigation, without the same depth of detail as a Level 3 Building Survey.
Suitable for:
- Properties built after 1990
- Traditionally constructed houses and flats
- Homes in seemingly reasonable condition
- Properties without extensions, conversions, or structural alterations
Scope of Inspection
The survey includes a non-invasive visual inspection of accessible parts of the property, including the roof structure (where safely accessible), external walls, windows, internal finishes, services, and the grounds. The inspection is carried out in accordance with the RICS Home Survey Standard.
What the Level 2 Covers
Overall condition of the property
Identification of significant defects
Brief advice on necessary repairs and maintenance
Condition ratings to help prioritise issues
Clear explanation of risks and implications for buyers
What Level 3’s Include Which a L2 Does Not
- In-depth analysis of defects, including cause, implications, and repair options
- Drone and/or Pole Camera inspection of roofs, chimneys etc.
- Operational tests of services.
- Comprehensive inspection of the grounds.
- Typically 100+ photographs per report.
- Less further investigations recommended.
Frequently Asked Questions (FAQs)
Is a Level 2 survey suitable for older properties?
No. Older, significantly altered, or extended properties are generally better suited to a Level 3 Building Survey. Some modern homes are also suited to a Level 3.
Does the survey include a valuation?
No. This is a condition survey only. Your lender will arrange their own valuation.
Will the survey identify damp, mould or condensation issues?
Yes. The survey will comment on visible signs of dampness, mould, or condensation and identify likely causes. Further specialist investigation may be recommended where appropriate.
Does the survey include repair costs?
We provide repair guidance and advice on urgency, but do not include cost estimates. Quotations should be obtained from suitably qualified contractors.
How long does the inspection take?
Typically between 1.5 and 3 hours, depending on the size and complexity of the property.
When will I receive the report?
The report is usually issued within 2–4 working days unless agreed otherwise.
Will I get to speak to my surveyor?
Yes. You will have the opportunity to speak with your surveyor both before and after the inspection.
Are services such as electrics, gas and plumbing tested?
No. Services are visually inspected only. We recommend specialist testing by appropriately qualified contractors prior to exchange of contracts.
Is the survey suitable for flats and apartments?
Yes. The Level 2 survey is suitable for flats of conventional construction, although inspection is limited to the individual unit and accessible common parts.
